What is a home inspection?
A home inspection is a cursory examination of the entire structure, including all of it's systems (HVAC, plumbing, electrical, etc...) to determine its overall "health".
Why do I need a home inspection?
While it is not a mandatory part of buying a home, an inspection is an inexpensive way to establish the current condition of the building to minimize what could be costly repairs and/or replacements in the near future.
Does my exterior need inspection, other than by just looking at it?
After an initial examination of the wall system, the inspector may recommend further, more intrusive ways of checking whether or not your assembly has, or will be susceptible to moisture intrusion damage. Because exterior wall systems have penetrations (windows, doors, outlets, light fixtures, etc...) they are targets for water to enter the system. An exterior inspection will be the only way to know for sure if these penetrations are adequately protected and/or maintained, and if there is excessive moisture within the assembly.
How do I know if I have stucco or EIFS?

What is better: Stucco or EIFS?
There is no universal answer for this question. Some people say that stucco is better because it is harder and more durable. Others say EIFS is better because of it's design flexibility, energy efficiency, and because it doesn't crack (unless, of course, there is structural movement in the building). There are advantages to each system, and it just depends on what factors are most important to you.
Can a house fail an inspection?
No. An inspection is not an appraisal that determines market value. Nor is it a municipal inspection that verifies code compliance. A professional home inspection is an examination of the building's current condition and will indicate what system or component may be in need of maintenance, repair or replacement.
What if the inspection uncovers problems?
We realize that no building is perfect. Because a problem is discovered during the inspection doesn't mean you shouldn't make the purchase, rather, that you are aware of what to expect. In fact, as the result of certain inspection findings, concessions are sometimes made by the seller in order to make you more secure in your purchase.
Do you perform inspections on multi-family or commercial buildings?
Yes. Because we specialize in stucco and EIFS, we are capable and experienced in performing these types of inspections on multi-family and commercial buildings. Full Inspections or inspections of HVAC, plumbing, electrical, etc... for these buildings may require specialized inspectors from each respective industry, and might be out of our realm of service.
