Please read below for a basic list of our services.
Full Building Inspections*
Residential & Commercial - Existing buildings often need full inspections in order to be sold. These pre-sale inspections are important for the buyer to know the working condition of the building, and to avoid potential issues. Construction-in-progress inspections may be required, but might not be done by the respective municipality. We can perform these inspections to ensure current code requirements are met.
*Full Building Inspections are performed by an ICC Certified Building/Home Inspector.
Stucco or EIFS Inspections**
Level 1 - We will walk the perimeter of the building to inspect the exterior cladding(s), and report our findings of the existing conditions relative to current codes and note any damage that may be detrimental to the performance and functionality of the wall assembly. This is a non-intrusive inspection where internal conditions of the wall assembly will not be inspected for moisture intrusion/damage. A report with our findings will be submitted and recommendations will be made as to necessary steps for remediation (as necessary).
Level 2 - We will perform all of the Level 1 steps with the addition of random moisture probe tests in usual intrusion areas (below windows, roof intersections, etc...). A report with our findings will be submitted and recommendations will be made as to necessary steps for remediation (as necessary).
Level 3 - We will perform all of the Level 2 steps with the addition of the removal of random wall sections to visually inspect the substrate and wall cavity as necessary (as determined by the moisture probe results). This is a comprehensive examination of the entire wall assembly with the goal of ensuring a complete resolution to current problem areas, and to prevent future issues. A report with our findings will be submitted and recommendations will be made as to necessary steps for remediation (as necessary).
**EIFS inspections are performed by a Certified EIFS Inspector.

Remember, your inspection is an investment in the future of your biggest asset. Don't leave it to chance. Issues that aren't addressed quickly and correctly can result in costly repairs or even complete system replacements! Here are some examples of what we might find:

If not corrected in time, these issues can lead to moisture intrusion into the wall assembly resulting in de-lamination, deterioration of the sheathing, moisture intrusion into the wall cavity or interior of the structure, wood rot and even mold. While stucco and EIFS are low maintenance claddings, sealants must be looked at and maintained (as necessary) on a semi-annual basis.
